There are two tasks to complete. The first task requires you to explain commercial rents using appropriate economic models. Let’s discuss that first task here. In your analysis tell us what country you are analysing. So for example, some of you will dissect the UK market. If part of your focus is London there are many websites with up to date info. on the trends in commercial rents. There are innumerable commercial rental maps for London and then more specialised ones, including Cross Rail Rental Tracking (Farringdon and Liverpool Street rents are soaring). The premier league is led by St James’s and Mayfair (a scorching £149 per ftsq when you include rates and service charges). Hotly pursued by Knightsbridge and Belgravia.
No doubt whatever country you select for your analysis will throw up some extremely interesting contrasts between fashionable zones and those in decline. Your emphasis must be to explain what you have discovered by the use of economic models – primarily supply and demand curves. Re-run those webinars and note that all diagrams must be your own ( big diagrams by you and incorporated into your analysis). Have a look at the elasticiities and supply + demand. How can they be incorporated into your observations/diagrams?
In particular work at getting to grips with the inelastic supply of commercial properties. How do you show that and how can the very slow response of commercial property stock affect prices when demand shifts?
What examples do you have of the relative inelastic supply of commercial properties? Why is there such a prolonged delay in making more properties available in a rising market? Let us know your experiences. You may have unusual ones – for example the Govt. is pledged now to sell off more Armed Forces Property incl. Plymouth and Hants/Wiltshire. That can be a very slow process. After all, the Waltham Abbey Royal Gunpowder Factory and Woolwich Arsenal took years of decontamination work before the developers could get underway . . . And it is not always a case of slow response time to generate more commercial office stock, in London small commercial premises may be converted into residential accommodation and again this change of use can may not ( or slowly) be granted..
Perhaps there is a controlling interest in an area where land is not often released (The Westminister estate for example). Do offer some choice examples here.
